JCube Shopping Centre Redevelopment to Jden Residences to Bring New Homes to Jurong East

The Jden Residences white site, which consists of three plots of land, will be sold to a master developer who will construct up to 375,000 square meters (sq m) of gross floor area (GFA) over the next five to ten years. This contains 1,760 private dwellings, 150,000 square meters of business space, and 75,000 square meters of ancillary uses including retail, hotel, and community.

According to Lee Nai Jia, PropertyGuru’s head of real estate data analytics, digital and software solutions, the anticipated new releases will likely enhance house prices in the resale market and may have a spillover effect on the Bukit Batok and Clementi regions surrounding Jden Residences. Lee anticipates that the new JCube residential project will have an average selling price of S$2,100 psf and above, in line with previous launch prices of developments outside of the core region.

The planned releases, including the Jden Residences building, will assist to alleviate pent-up demand for housing in Jurong, given the lack of new condo launches in recent years, according to property analysts. “Residential homes in Jurong Lake District may be appealing in the long run,” said Christine Sun, senior vice-president of research and analytics at OrangeTee & Tie.
